Richborough is preparing an outline planning application for new homes on land north of Halstead Road, Eight Ash Green. The emerging proposals comprise the development of around 250 dwellings, including affordable homes, additional landscaping, retention of existing green infrastructure, new areas of public open space and improvements to an existing Public Right of Way.

A recent draft of the emerging Preferred Options Local Plan identifies the Site as a draft residential allocation, with an estimated capacity of 250 dwellings (Site Reference: PP32)

This Site is being promoted by Richborough, a land promotion business who work in partnership with landowners, Councils, local stakeholders, and the community to bring forward development schemes that deliver new homes and facilities which meet the needs of the local area.

THE SITE AND SURROUNDINGS


The Site extends to around 9.60 hectares (23.73 acres) of land to the west of Eight Ash Green. The Site comprises one large arable field bounded by hedgerows and scattered trees.

The Site lies to the west of the Bellway development, known as Aspen Walk, and to the north of Bullbanks Farm. The eastern boundary adjoins the Bellway scheme and Fiddlers Wood.

Footpath ref Aldham 4 runs north to south across the site and meets footpath ref Aldham 3 at the north eastern edge of the Site which connects to footpath ref Eight Ash Green 10 further East.

Eight Ash Green is a sustainable settlement with a range of facilities and services which cater for the needs of local residents. The Site is within walking distance of the primary school, local shop and bus stops, which provide easy access to Colchester.

TIMEFRAME AND NEXT STEPS


Our application is due to be submitted in the coming months with timings dependent on a range of factors including the completion of the necessary technical work and the consultation process.

Your response will help us shape the finalised proposals that will be submitted in the planning application to Colchester City Council.
